Offers & Negotiation

I read every offer as a complete document: the price, of course, but also the financing strength, the earnest money, the contingencies, the closing date, the possession terms, and the realistic path to the closing table. The strongest number on top does not always survive the journey, so we compare net proceeds and risk together.
