Offers, Negotiation & Contingencies

I read the whole offer, not just the price: financing strength and proofs of funds, inspection and appraisal contingencies, the closing date, possession, and the realistic path to the closing table. We compare net proceeds and risk together, because the strongest number on top does not always survive the journey.
Then comes the dance you can win skillfully. Negotiations may touch price, timelines, repair requests, and whose side covers what. I negotiate with you, toward your goals: proceeds, certainty, timing, and peace of mind, while keeping every conversation professional and every decision documented.
After acceptance, we manage the contingencies: the inspection, the appraisal, the financing deadlines, and the walkthrough. Each step has a window and a plan, and each one moves the sale one step closer to the closing table.

The Appraisal
For most financed purchases, the lender sends a licensed appraiser to independently estimate your home's value, to confirm the contract price has support in the market. The comparison set they select, the condition they see, and the records they review all shape that number, which is why the appraisal deserves preparation, not worry.
I coordinate a clean, comfortable visit: the home is staged to the extent it already is, the appraiser has access, and the improvements and updates are documented in advance. I provide context on the neighborhood and comparable set where helpful, so the appraiser has the same information the strategy was built on.
If the appraisal comes in at or above the offer, closing simply moves forward. If it comes in low, we sort through the options together: what the report says, what the market supports, and how to respond. There is usually a rational path forward, and we work it deliberately with your lender and the buyer's agent.
