What Goes Into Your Monthly Payment?
Principal & Interest
This is the core of your mortgage payment. The principal pays down the loan balance, while the interest is the cost of borrowing money. The standard formula for calculating monthly principal and interest is M = P [ r(1+r)^n ] / [ (1+r)^n - 1 ], where P is the loan amount, r is the monthly interest rate, and n is the number of monthly payments.
Down Payment
Your down payment is the amount you pay upfront. A larger down payment reduces your loan amount and can help you avoid private mortgage insurance (PMI). Many conventional loans require as little as 5% down, while FHA loans may allow 3.5%.
Property Taxes
Property taxes are assessed by your local government based on the value of your home. In Michigan, the average effective property tax rate is approximately 1.2% of the home's assessed value annually. This amount is often collected by your lender and held in escrow.
Homeowners Insurance

HOA Fees

Loan Term
The loan term is the length of time you have to repay the mortgage. A 30-year term offers lower monthly payments but more total interest. A 15-year term has higher monthly payments but saves significantly on interest over the life of the loan. Choose based on your budget and financial goals.
