Genesee County Housing Market Update: What August’s Numbers Mean for Buyers and Sellers
Genesee County remained a seller-leaning housing market in August 2026, but the latest numbers reveal an important shift beneath the headline price increase.
The median sold price for a single-family home reached $240,000, rising 5.7% from July. However, inventory increased, market time lengthened, and fewer sales were completed.
What does that mean? Sellers still have an advantage, but buyers are gaining choices—and they are using them more carefully.
Is Genesee County Still a Seller’s Market?
Genesee County had 2.96 months of single-family inventory in August, an increase of 4.6% from the previous month.
Months of inventory estimates how long the available homes would last if buyers continued purchasing at the current pace and no additional properties were listed. Although definitions can vary, a supply below approximately four months generally favors sellers, while a much larger supply gives buyers greater negotiating leverage.
At 2.96 months, Genesee County has not entered buyer-market territory. Nevertheless, its rising supply means sellers face more competition than they did when inventory was tighter.
There were 1,142 active single-family listings during August, up 3.6% month over month. The median active asking price was $189,900, and active properties had been on the market for a median of 42 days.
Are Genesee County Home Prices Going Up?
The August median sold price was $240,000, an increase of 5.7% from July. The median estimated single-family property value was $233,770, representing a 5.3% year-over-year increase.
Those figures support a positive longer-term pricing story, but sellers should not assume that every home gained 5.7% in a single month.
Monthly median prices can change because of the types of properties sold. If August included more renovated, larger, or higher-priced homes than July, the median could rise without every individual property appreciating at the same rate.
A reliable home evaluation should therefore consider recent comparable sales, active competition, location, acreage, updates, square footage, property type, and current buyer demand.
Why Did Prices Rise While Sales Declined?
This is the most revealing part of the August report.
Genesee County recorded 397 closed single-family sales, a 13.1% monthly decline. Pending listings declined 9%, while new pending activity declined 8.7%.
Meanwhile:
- Median sold price increased to $240,000.
- Inventory increased to 2.96 months.
- Median market time increased to 21 days.
- Homes averaged 98.1% of their asking prices.
Together, these numbers suggest that capable buyers remain in the market, but affordability and increased choice are encouraging them to evaluate homes more carefully.
National pending-home sales also declined in July, with NAR citing higher mortgage rates, record prices, and greater variation among local markets.

How Does Genesee County Compare Nationally?
The most recently available national report placed the median existing-home price at $431,400, compared with Genesee County’s August median of $240,000.
That makes the local median approximately 44% lower than the national figure.
Nationally, there was a 4.6-month supply of existing homes in July. Genesee County had only 2.96 months in August, indicating significantly tighter local conditions.

This combination gives Genesee County a notable position: home prices are relatively accessible compared with the national market, yet supply remains limited enough to support sellers whose homes are properly priced and presented.
For additional perspective, the Census Bureau reports that the median value of owner-occupied Genesee County homes during 2020–2024 was $182,400. That historical measure is not directly equivalent to an August 2026 sales median, but it illustrates how the county’s housing values have evolved.

What Is Happening in Clio?
Clio recorded 2.38 months of inventory, keeping the community in seller-market territory.
The August figures included:
- $240,000 median sold price
- 35 completed sales
- 19 median days on market
- 97.35% sold-to-list-price ratio
- 50 active listings
- $169 median sold price per square foot
Clio’s closed sales increased substantially from July, but the median market time also increased. This is another example of why no single statistic tells the full story.
A Clio seller may still receive strong interest, but the 97.35% sold-to-list ratio indicates that price adjustments or offer negotiations are part of many transactions.
What Is Happening in Montrose?
Montrose had 2.4 months of inventory and produced especially eye-catching August results:
- $309,900 median sold price
- 100.62% sold-to-list-price ratio
- Five median days on market
- $176 median sold price per square foot
However, only five closed sales produced these statistics.
In a small market, a few higher-priced or distinctive sales can cause the median to change sharply. Montrose’s 72.2% month-over-month median price increase does not mean every Montrose property appreciated by that amount.
For owners, the more useful question is: “How does my home compare with the properties buyers recently selected?”
What Do Current Mortgage Rates Mean for Buyers?
Freddie Mac reported that the average 30-year fixed mortgage rate was 6.71% on September 3, 2026.

When rates are at this level, buyers frequently shop according to a maximum monthly payment rather than price alone. Property taxes, homeowners insurance, association fees, and loan terms can all influence affordability.
Buyers should obtain an updated loan preapproval before touring homes because even a modest rate change can alter purchasing power.
What Should Genesee County Sellers Do Now?
Sellers can still benefit from limited inventory, but success increasingly depends on execution.
Before listing:
- Review truly comparable recent sales.
- Study competing active listings.
- Address obvious maintenance and presentation concerns.
- Use professional photography and compelling digital marketing.
- Select a pricing strategy designed for current demand.
- Review activity and feedback after entering the market.
Pricing too high can cause a home to miss its strongest exposure period. Strategic pricing does not mean underpricing; it means positioning the property so buyers recognize its value.
What Should Buyers Do Now?
Increasing inventory gives buyers more choices, but desirable homes can still sell quickly.
Buyers should:
- Secure financing before beginning the search.
- Compare the complete monthly payment.
- Evaluate recent comparable sales.
- Understand inspection and appraisal protections.
- Avoid assuming every seller will accept a substantial discount.
- Work with local representation that understands community-level differences.
