Schools: Swartz Creek Community Schools serves roughly 3,485 students across eight schools. The district offers a comprehensive academic program with strong athletics and extracurricular activities. Housing: Davison offers varied zoning that includes both residential and semi-rural properties, which means you can find everything from traditional subdivision homes to larger lots with acreage on the outskirts. Housing prices in Davison tend to be competitive, often sitting below the Genesee County median. For buyers who want more land or a bit of breathing room between neighbors, Davison provides options that are harder to find closer to Flint.

Clio holds the distinction of being the site of the first global celebration of National Hugging Day in 1986 — a tradition that still brings the community together each year and says a lot about the warmth of this place.

Housing: Clio is one of the most affordable communities in all of Genesee County. The housing stock includes classic Michigan ranches and bungalows, with some newer developments on the periphery. Buyers looking for a home with a larger lot or a more rural feel will find options in the surrounding Vienna Township area.

What makes it special: Clio is proof that a small town can punch above its weight when it comes to community identity. The people here care about their town, and that care shows up in the events they organize, the projects they support, and the way they welcome newcomers.   • Market speed: Homes in these communities tend to move at a steady pace. They don't generate the same frenzy as some of the more high-profile suburbs, but well-priced homes in good condition don't sit on the market for long.
  • Future growth: Swartz Creek's Redevelopment Ready designation and downtown investment signal that the community is positioning itself for growth. Davison and Clio are also seeing gradual interest from buyers seeking affordability. Buying in these communities now means getting in before wider awareness drives prices higher.
