Genesee County had only 2.28 months of available housing inventory in June. That was 7.7% lower than in May and 16.8% lower than one year earlier.

Although more than 500 new listings entered the market during the month, limited overall supply means buyers may still face competition for homes that are properly priced, well maintained, and located in desirable areas.

By comparison, the 443 homes that closed during June had a median sold price of $161 per square foot.

These countywide figures provide a useful overview, but they should not be used as a direct estimate of a specific home's value. Prices can vary significantly among Grand Blanc, Fenton, Davison, Flint, Burton, Flushing, Swartz Creek, Clio, Goodrich, and other Genesee County communities.

How Quickly Were Genesee County Homes Selling?

Homes that closed during June spent a median of 16 days in RPR.

That relatively short market time demonstrates that buyers are still responding to homes that offer an appealing combination of price, location, condition, and features.

Active listings had a median market time of 48 days. This difference is important. Homes that sell are not always representative of every home currently available.

A property that remains on the market longer may be affected by:

  • An asking price that does not align with comparable sales
  • Deferred maintenance or needed repairs
  • Limited photography or marketing
  • Location-specific considerations
  • Property features that appeal to a smaller buyer pool
  • Financing or appraisal limitations

More Homes Entered the Genesee County Market

Genesee County recorded 562 new single-family listings during June.

Those homes represented approximately $157.5 million in total listing volume. Their median list price was $245,000, and their median size was approximately 1,450 square feet.

There were also 893 active listings available during the month. Active listings had:

  • A median list price of $204,900
  • A median price of $139 per square foot
  • A median market time of 48 days
  • A median living area of approximately 1,400 square feet

The difference between the median prices of new and active listings may be influenced by the types, locations, conditions, and price ranges of the homes included in each group. It does not necessarily mean that the value of an individual property has increased or decreased.

Pending Home Sales Remained Active

During June, 473 new pending listings went under contract.

These newly pending properties had a median list price of $225,000 and spent a median of 18 days on the market.

A total of 521 single-family homes were listed as pending. Their median list price was $229,900, and their median market time was 16 days.

Pending sales are an important indicator because they show the homes buyers are actively choosing. However, a pending contract is not a completed sale. Financing, inspections, appraisals, title work, and other contract requirements must still be completed.

The current inventory level may present an opportunity for homeowners who are preparing to sell.

However, today's buyers have access to detailed property information, online comparisons, market statistics, and automated valuation tools. They can quickly recognize when a home appears overpriced for its location or condition.
